We see it on bumper stickers all over town. Our city has always bucked the trend and fortunately this holds true for our housing trends. Although the housing market is in a slump in other areas of the country, we have reason to believe that the Austin market will remain strong. Job Growth is Strong

Economists for the Texas A&M Real Estate Center and Austin Metro Study project that job growth in the Central Texas area will be brisk through next year.  Job growth in July was at a 4.6% annual rate ... the highest rate this year.  Every sector tracked by the Texas Workforce Commission reported job gains.

Cheap Housing for Relocation

Companies looking to relocate tot he Austin area are attracted to the lower housing prices and educated work force.  Even though appreciation has been strong this  year,  prices are still lower than other parts of the country.

Foreclosures Remain Low

Most of the foreclosures and negative housing news is coming from Nevada, California, Florida, Arizona and Michigan.  Foreclosures in Austin, however, actually dropped this past year.  In the most recent report, foreclosures for the April 2007 auction were down 10%.

Fewer Sub Prime Loans in Texas

In Central Texas, the percentage of sub prime loans barely exceeds half the national average.  Texas is also the only state that limits cash-out on a homestead to 80% of value.  Homeowners in other states who borrowed 100% of their equity had no room to refinance when the market declined and rates on adjustable mortgages went up.

Inventory Remains Low

Home sales have been at a near record level this year with a low four-month supply of homes for sale.

Job Growth, population growth and low inventory pushed Central Texas appreciation up 11% the first half of 2007 compared to the same period of 2006.  Central Texas is not bullet proof, but the fundamentals of our market are different from other parts of the country.  As it turns out...  being weird is exactly what we want to be.
